Policies on Renting

  • Each applicant’s net monthly income must equal 3 times the amount of monthly rent.
  • Each applicant must have evidence that they have a current job and have solid prospects of remaining in that job.
  • Each applicant must have a positive and consistent rental history for at least 1 year.
  • Debt-ratio: How much money you owe, your ability to pay back money you borrow and your credit history.
  • Any occupant 18 years or older must complete an application & pay an application fee of $65.00.
  • A non-refundable $65.00 fee per applicant, in the form of a cashier's check or money order payable to Marsh Management & Real Estate is due at the time of applying in order to begin the application process.
  • We offer a military discount on our application fee.
  • Security deposit must be paid at the time you are approved in the form of a cashier's check or money order. This holds the property for you until your lease begins. There is a non-refundable $200.00 administravtive fee (separate from the security deposit). Refundable security deposit is equal to one month's rent, or one and a half times one month's rent, depending on background of applicant(s). 
  • Active renter's insurance policy is mandatory during the term of the lease.  Proof of such will be required prior to releasing keys.
  • Rent payments are paid through the online tenant portal (processing fees may apply). No personal checks are accepted.
  • All properties are non-smoking. Smoking and/or vaping of any kind is not allowed.
  • Sales tax may apply to monthly rent.
  • Call office regarding pets & any restrictions. 
  • Some security deposits may be split over two months depending on your qualifications.
  • Some leases are flexible, please call office for details.
  • Real estate agents must physically show their clients the property. If their clients lease the property, a commission will be paid to the real estate agent.
