About Our Services

Just to let you know a little about myself, I am a Real Estate Broker & have been working in real estate & property management for several years. Marsh Management and Real Estate was founded over 30 years ago and is a family owned business. We have a full office support staff and several sales associates to help with any of your residential and/or commercial needs. Our growth has been mainly due to referrals and I would be very happy for you to speak with any of our property owners.

Our fee, which can be negotiable, is never more than 12% of the collected rent per month. The management agreements run for a period of one year with an automatic month to month renewal. Every property is different and we can custom fit your property management agreement according to your needs. There is a $200.00 start up fee plus advertising costs of $40.00 per week (to cap at $200.00), while your property is vacant.

A few of our services include (but definitely not limited to) interior & exterior inspections, advertising your property on our web site and in the Multiple Listing Service (MLS) as well as exporting the listing to numerous other web sites and there are so many other services we provide. We also offer an “Extended Vacation Watch” where we will watch over your own home should you be gone for an extended period of time. The fee for this service is based on the property and the requests and/or needs of the owner.

We conduct a variety of inspections on each property to help protect and watch-over your investment property and determine if there are any non-compliance issues that need to be addressed (unauthorized pets, landscaping not being maintained, etc.). Our inspections include move-in and move-out inspections, drive by inspections, inspections prior to lease renewals and lease interim inspections as needed. Each inspection will include photos, as well as written documentation of our findings. Move-in and move-out inspections will document the condition of the property before and after tenancy. We will provide each property owner and the tenant a copy of the inspection. The move-in and move-out inspections will be compared and used in the security deposit accounting in determining whether the security deposit will be refunded to the tenant or property owner upon the tenant vacating

All of our prospective residents are screened and interviewed very thoroughly. We do this by running credit reports, verifying employment, verifying income, requesting bank statements, speaking with landlords, completing a criminal background check, etc.

We handle maintenance issues and requests as quickly as possible. We are available 24 hours a day, 7 days a week. Emergencies are handled as soon as we are notified of an issue. Residents can make repair requests through our tenant portal or by phone depending on the nature of the repair. Property owners are made aware as soon as a request has been made. We use licensed, bonded and insured vendors to complete repairs and/or submit estimates. We are very careful with the repairs we authorize and we talk with the property owner for prior approvals when requested.

All statements, repair receipts and checks (electronic funds transfer) are sent to the property owner each month. Also part of our service is making mortgage payments, making HOA payments and depositing (electronically transferring funds) your check in the bank of your choice.

We have a second program that involves locating a tenant only and the property owner takes over the monthly management. The charge for this service is equal to one month's rent plus advertising costs of $40.00 per week (to cap at $200.00). We will advertise the property, screen and qualify prospective tenants and supervise the property while vacant. Once tenancy begins, the property owner will take over the management of the property.
