Each applicant’s net monthly income must equal 3 times the amount of monthly rent.
Each applicant must have evidence that they have a current job and have solid prospects of remaining in that job.
Each applicant must have a positive and consistent rental history for at least 1 year.
Debt-ratio: How much money you owe, your ability to pay back money you borrow and your credit history.
A non-refundable $50.00 fee per application, in the form of a cashier's check or money order or cash.
Security deposit paid at the time you are approved in the form of a cashier's check or money order. This holds the property for you until your lease begins. $150.00 of the security deposit is non-refundable. Security deposit is equal to one month's rent, or one and a half times one month's rent, depending on background of applicant(s).
Active rental insurance policy is mandatory during the term of the lease. Proof of such will be required prior to releasing keys.
All rent payments must be paid in the form of a cashier’s check or money order. No personal checks are accepted.
All properties are non-smoking.
Sales tax may apply to monthly rent.

Real estate agents must physically show their clients the property. If their clients lease the property, a commission will be paid to the real estate agent.
